How much does it cost to get moving even before your mortgage payments start? Make sure you have budgeted for extra costs such as, solicitor fees, removals and stamp duty 2. How much can you spend? Think about how much you want to spend on a mortgage every month, I am sure you'd still like a social life as well as a mortgage! Speak to our dedicated mortgage advisor, he can guide you on the latest up to date rates and set your mortgage up in place, don't shop until these things have been organised, we don't want you to be disappointed. Remember, your home may be repossessed if you do not keep up repayments on your mortgage. 3. Find your property and make an offer. Talk to us or search our website. We can show you what we have to offer by helping you match your requirements with a variety of properties we have to offer.   4. Valuation or survey. You've found the home you want to buy and had your offer accepted. The next step is that your chosen mortgage lender will need to evaluate the property to establish its value and that the amount you want to borrow is suitable to lend a mortgage on. You may want a more detailed survey done for your own peace of mind. 5. The Mortgage Offer.  When your survey has been carried out and the mortgage application has been processed you will be issued with a mortgage offer. This is a formal document setting out all the details of the mortgage.   6. Conveyancing. While you're having your valuation done you need to arrange a conveyancer (a solicitor or a licensed conveyancer) to complete all the legal work for you. This is one person you can and should depend on throughout the whole process, so take your time finding someone you feel you can rely on - they are the key person in making your purchase a reality. Once your conveyancer has completed all the necessary legal checks, you'll be able to sign the contract. Make sure you're happy with everything before you sign.    7. Exchange contracts. A date is set for completion, which everyone is happy with. Between exchange of contracts and completion, your conveyancer will prepare the document to transfer the legal ownership of the property to you and also the mortgage deed, they will then arrange for these to be signed in readiness for completion. On the day of completion the balance of the purchase price is paid to the seller's conveyancer in return for the title documents of your new home.     8. Get your keys!
